Annual home maintenance Inspections
It is wise for homeowners to have an annual or biannual home maintenance walk through. These inspections are informative and can bring maintenance issues to the home owners attention before a major issue occurs. I also put an itemized report together with picture and details that you can use as a task list. Get to know your home better and become informed so you can budget for future maintenance and upgrades. Take advantage of my extensive experience seeing homes that haven’t been cared for properly, make sure your home isn’t one of them.

Seller or Pre-Listing Inspections
Have you recently decided to put your property on the market? There are many advantages to having an inspection prior to finding a potential buyer, including: Making sure your home shows at its highest potential, ensuring that your home is safe to have prospective buyers and buyer’s agents walking through and you can the fact that your home has already had a professional home inspection as a marketing tool. Not to mention, it gives you more time to make informed decisions about large and small upgrades to consider before the buyer pressures you to do so in a time crunch.

Mold Testing
Mold is Everywhere. Mold spores are ubiquitous; they are found both indoors and outdoors. So, why be concerned? Mold is not usually a problem indoors—unless mold spores land on a wet or damp spot and begin growing. As molds grow, they digest whatever they are growing on. Unchecked mold growth can damage buildings and furnishings; molds can rot wood, damage drywall, and eventually cause structural damage to buildings. Mold can cause cosmetic damage, such as stains, to furnishings. The potential human health effects of mold are also a concern. It is important, therefore, to prevent mold from growing indoors.

Thermal Imaging Inspections
Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods. A thermal imaging inspection can help detect issues such as plumbing leaks; heat loss and air infiltration in walls, ceilings, floors, windows and doors; missing, damaged and/or wet insulation; water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold; and other structural defects that can lead to energy loss.
